How do I book my Home at Prestige Downtown?

Booking your home at Prestige Downtown takes just two easy steps:

  • Fill the Booking Application Form
  • Enclose the Booking Amount along with a DD/Cheque favouring Prestige Estates Projects Limited and documents required such as PAN Card, Photograph etc.

Do you arrange for site visits?

Yes, we do arrange for site visits with prior appointments.

When do I get a confirmed allotment?

You will get a confirmed allotment upon the payment of 20% of the Unit Cost within 30 days of booking. At this stage the Agreements to Sell & Construct will be executed upon the receipt of the payment.

What is the process of registration and when does registration take place?

The Sale Deed Registration on the Undivided Share (UDS) will be done upon the receipt of 100% payment from the customer as per the payment schedule mentioned in the agreements and also on the completion of the construction of the unit. All Statutory Charges such as prevailing stamp duty, applicable registration charges and any incidental expenses are to be borne by the customer.

Is the title of the property clear?

The land is free hold, marketable and free from all encumbrances.

Can we verify the original documents?

Yes, a CD containing the soft copy of the land title documents will be provided to you at the time of signing the agreements.

How are the installments to be paid and is it time bound?

We follow a time bound schedule in which 80% of the payment is spread into 8 quarterly installments. The detailed provisional schedule will be given to the customer at the time of booking.

Is there any differential pricing based on the floors?

Yes, there will be an incremental charge of Rs. 15/- per sq ft/floor. So, as you go higher the city view and pristine unpolluted fresh air comes free, at this meagre cost.

Has the Project been approved by Banks/Housing Finance Institutions (HFIs) for loans?

Yes, our project has been approved by all leading Banks/Housing Finance Institutions (HFIs).

Will I get assistance from Prestige for processing the housing loan?

We will extend all possible support in dealing with those HFIs which are empanelled with us in terms of documentation and follow ups, whereas in case of non-listed HFIs our Customer Relationship Team will support you by providing all the necessary documents required for loan processing, but the responsibility of getting the loan approved and disbursed fully rests with each individual customer.

Can I make a 100% down payment and if so will there be any discounts provided?

Yes you can make a 100% down payment either at the Agreement stage or before the third quarterly installment payment is invoiced. The discounts will be calculated based on the stage at which the customer decides to make the down payment.

What happens if I cancel my booking?

Why would you want to miss this unprecedented product offering? However, if you do cancel your booking then 1% of the Sale Value of the unit will be forfeited as a Cancellation Fee along with the Brokerage Fee, if any, and the balance will be returned to you within one month without interest.

What are all the Other Charges? Please provide the break up...

  • Deposit for Electricity and Water Charges – Rs. 75,000/-
  • Documentation Charges – Rs. 25,000/-
  • First Year Maintenance Charges: Rs. 30/sq ft (Rs. 2.50/sq ft/month)
  • Corpus Fund: Rs. 25/sq ft
  • Infrastructure Charges: Rs. 25/sq ft + Applicable Service Tax
  • VAT as per the Prevailing Charges.

All the above charges will be collected from the individual customer before the Sale Deed Registration.

What are the charges for Car Parking and how is it allotted?

The Charges will be Rs. 2,75,000/- per Car Park. It is allotted on a first-come, first-serve basis.

Will there be charges for Additional Car Parking?

We provide Additional Car Parking slots at an Additional Cost subject to the availability of the same.

What is the maintenance charge?

We will collect a sum at the rate of Rs. 2.50/sq ft per month on the Saleable Area of the Unit in advance, for the first year post completion of the project. From the second year onwards, Maintenance Charges will be collected in advance on a quarterly basis.

Is there any membership charge for the clubhouse?

The Membership is free for all house owners. A nominal Usage Fee as determined by the Maintenance Agency will be collected towards the usage of certain Indoor & Outdoor Amenities.

What are the Amenities?

What about Power Back Up?

All Common Areas and Utilities will have 100% Power Back Up. For the Dwelling Units sufficient Power Back Up through DG sets will be provided at an Additional Charge.

Are modifications permitted in the apartment?
