Will each plot be demarked for the independent bungalows?

Yes, there will be landscape elements to demark the boundaries of the Independent Bungalows.

Are all the plots of the same size in each of the categories?

There may be small variations in plot sizes. However, the basic plot area for each type of villa will be fixed based on the predominant pattern of uniform plot sizes and any additional land area will be charged extra on and above the basic cost.

What do you mean by the term Fully Loaded Villas?

All these villas are Centrally Air-Conditioned, False Ceilings done up with Grill Vents at appropriate places, Factory Made Modular Wardrobes Fitted in all Bedrooms, Fully Furnished Kitchens with Overhead Cabinets, Shelves, Premium White Good Appliances like Refrigerator, Dish Washer, Oven etc. The entire villa will be integrated to the Home Automation System for convenient monitoring & operation ease of the home buyer.

Are internal changes & modifications permitted?

Prestige Silver Springs villa interiors have been designed tastefully by renowned architects & contemporary interior designers so as to match the overall theme and ambience of luxurious living. Considering the time line for delivery we are unable to accept changes/modifications.

What are the Amenities provided at the Prestige Silver Springs Club House?

Prestige Silver Springs has an exclusive 23,000 sq ft Club House which consists of a host of Indoor as well as Outdoor Amenities like a Fully Equipped Gymnasium, Squash Court, Badminton Court, Billiards, Tennis Court, Separate Health Club for Men & Women, Party Hall, Space Provision for Coffee Shop, Large-sized Swimming Pool, Kids Pool, and a Designated Children’s Play Area.

What is the source of water?

Water supply will be obtained through the available ground water & government supply. A water treatment plant, rain water harvesting mechanism and other methods to optimize the usage of water are also planned.

How do I get an allotment?

  • Fill the Booking Application Form indicating your choice of Villa and reach us along with your cheque/DD for Rs. 10,00,000/- as the booking amount favoring ‘PRESTIGE SOUTHCITY HOLDINGS’
  • Subsequent to which, within 15 days, the balance of the booking amount of Rs. 15,00,000/- is to be made.
  • The allotment becomes firm only when the buyer pays the 20% of the Total Sale Value of the unit within 30 days of booking. This 20% includes the booking amount too.
  • Allotments will be at the sole discretion of ‘PRESTIGE SOUTHCITY HOLDINGS’.

Can I pay 100% down payment? How do I benefit?

Yes, you can avail a discount on 100% down payment. However, this scheme/offer will be valid for a limited period from the date of booking.

Will there be validity for the price list?

The price list is subject to change from time to time.

Is there a membership fee to the Club House?

Yes, a one-time membership fee of Rs. 300,000/- will be charged from the buyer.

What are the Other Additional amounts to be paid?

Electricity & Water Charges (TNEB & CMWSSB), VAT, Advance Maintenance Charges & Corpus Fund, Registration Charges and any other taxes as applicable are payable. Service Tax at prevailing rates fixed by the Government from time to time will be charged on the Construction Cost and the same has to be paid along with every quarterly installment.

What happens if I cancel my booking?

Cancellation of Booking will attract a cancellation charge of 1% of the total sale value up to the stage of Agreements. Thereafter, the cancellation charges will be up to 10% of the unit value. Refunds will be made only upon resale of the unit.

Will there be any agreements executed between myself & Prestige?

Yes, upon the receipt of 20% payment of the total Sale Value of the unit, two types of agreements viz. Agreement to Sell & Construction Agreement will be executed between the developer and the buyer.

When will Registration take place?

On completion of the entire development or on payment of the entire sale consideration including the additional amounts, or on handing over possession, registration will be carried out by lawyers appointed through the Prestige Group. The registration of Sale Deed will be done for the plot on the guideline values fixed by the Government at the time of the registration.

Have all the approvals been obtained?

Yes, all necessary approvals have been obtained.

Is the title of the property clear?

Yes, the land is free-hold, marketable and free from all encumbrances.

Has the Project been approved by Housing Finance Institutions?

This project is approved by major Housing Finance Institutions which are empanelled with us.

Who will take care of the maintenance?

Prestige Property Management Services (PPMS) shall be maintaining the property at a cost. PPMS is a pioneer maintenance vertical of the Prestige Group, having expertise in Building Maintenance & Services and has 20 years of proven track record on Preventive Electrical Maintenance, Green Initiatives, WTP, Swimming Pool Maintenance and Security for many gated communities & world class offices cum IT parks developed by Prestige Group.

What will be the Scope of Maintenance?

The Scope of Maintenance will cover maintenance of the common infrastructure for the Villas, Internal Roads, Landscape of Common Areas, Upkeep of the Civic Amenities, Security, etc. The owners in discussion with the Property Management Company can further define the scope as may be required. Prestige Property Management and Services will carry out the above Scope of Maintenance at a cost.
